Starting signal for CTPark Düsseldorf: CTP develops largest brownfield project to date

CTP, Europe’s largest listed owner, developer and portfolio holder of logistics and industrial real estate, is developing its largest project in Germany to date with CTPark Düsseldorf, North Rhine-Westphalia. It is also the company’s largest revitalization project in Europe. CTP is acquiring a site of over 830,000 square meters near Düsseldorf city centre from one of the world’s leading manufacturers of tube systems, Vallourec. This is the second joint transaction – in December 2023, CTP had already acquired a 335,000 sqm site in Mülheim an der Ruhr, also in North Rhine-Westphalia, for revitalization from Vallourec.

The purchase price is EUR 155 million. With a planned total investment of over 700 million euros, the developer plans to create a modern multi-user park for a broad target group from industry and production, light industry and research and development, supplemented by accompanying office space and boarding house concepts. The user group also includes companies from the high-tech segment such as chip manufacturers. In addition, a partial sale to municipal companies, including Rheinbahn, is planned.

The project is in line with CTP’s strategy of developing land as resource-efficiently and sustainably as possible. To this end, the developer primarily uses brownfield sites to construct properties that meet both modern customer needs and the latest ESG requirements. Particular examples of this are projects in Mülheim an der Ruhr, Wuppertal and Bremen. For the latter, CTP received the Brownfield24 Award in the Best Brownfield Project (Logistics) category in May 2024. The construction of CTPark Düsseldorf involves the complete demolition of all existing buildings. Only individual listed buildings will be retained and integrated into the new commercial, urban development concept.

In addition, real estate users are increasingly demanding sustainable buildings in order to meet their own ESG goals. It is

precisely this demand for high-quality and sustainably developed industrial and logistics parks that we can meet.”

The site for the realization of the park is located in the north-east of Düsseldorf, in the Rath district, and has excellent connections to the local transport network. The A52 highway is only 300 meters away and can be reached directly from the property. The A44 and A3 are also just 4 km and 9 km from the property respectively. Düsseldorf Airport is 2 km away and the city center is 8 km away. In addition to sites in Wuppertal, Aachen, Krefeld and Mülheim an der Ruhr, this is the fifth industrial site that CTP has acquired in North Rhine-Westphalia. In 2024, the developer also secured space in the BrainergyPark in Jülich, where CTP is building a high-tech production facility of around 20,000 sqm for the Taiwanese company Quanta Computer.

Planning for the CTPark Düsseldorf has already begun and the takeover of the land is planned for 31.12.2024. The development is scheduled for the next few years.

Solar power for BMW

Sunrock is installing large-scale photovoltaic systems with a total capacity of 14 MWp at two BMW Group plants in eastern Bavaria. From 2025, these will provide renewable and locally generated energy via a local Power Purchase Agreement (PPA) and take into account the expansion of the renewable energy supply at the car manufacturer’s sites.

Sunrock, the leading European developer of photovoltaic systems for large-area roofs, is equipping buildings at the BMW Group plants in Dingolfing and Regensburg with PV systems. Once the systems have been completed, the two sites will be supplied with climate-friendly and locally generated energy via a PPA from 2025.

In total, Sunrock is developing 125,000 square meters of PV roof area for BMW with a total output of 14 MWp, generating 14.2 GWh of electricity – enough to cover the needs of several thousand family households. In Dingolfing, one of the most powerful PV systems in Germany is being built on an area of over 100,000 square meters on a hall of the central aftersales logistics. It has a capacity of 11.1 MWp and generates around 11.3 GWh of electricity per year. At the Regensburg site, 25,000 square meters of PV roof area with a capacity of 2.9 MWp will be built, generating around 2.9 GWh. Sunrock rents the roof areas at both locations.

Nicole Haft-Zboril, Head of BMW Group Real Estate Management, emphasizes: “This project will not only create one of the largest rooftop photovoltaic systems in Germany. We are also driving forward the renewable energy supply of the BMW Group locations directly on the plant premises.”

Construction work on the projects will begin in the coming months, and the plants in Regensburg and Dingolfing are scheduled to go into operation in 2025. By working with Sunrock, the car manufacturer is further expanding the integration of renewable energies at its locations.

In summer 2024, Sunrock announced that it would be equipping several plants of another international automotive group with PV systems.
