Fourth issue of dialogix magazine from the Logix Initiative published

The fourth issue of the municipal magazine “dialogix” has been published by the „Initiative Logistikimmobilen (Logix)“. It informs municipal decision-makers about current topics in the logistics real estate industry.

The main theme of the new issue are sustainability and innovation. The focus is on the Logix Award finalists and the winner, Delta Development Germany, with its project, the Levi Strauss & Co. European Distribution Center in Dorsten. The projects provide examples of renewable energies and new energy solutions for logistics real estate. The magazine also provides further practical examples and case studies, interviews, and exciting insights into various projects that illustrate the trends in Germany’s logistics regions.

Of course, readers are also informed about the activities of the Logix Initiative and its upcoming events, where they are invited to engage in personal exchanges with Logix representatives. 

The initiative launched the magazine in fall 2024 to inform local decision-makers about the advantages of logistics real estate and to establish a platform for dialogue between them and the industry. For this purpose, the initiative sends the print version of the magazine to over 800 district administrators and local government offices throughout Germany and also makes it available as a free digital download on its website. The next issue of the magazine is expected to be published in spring 2026.

Supply Chain Day 2026: Register your own events now

The registration phase for Supply Chain Day 2026 is now open. Since October, companies, organizations, and institutes in the logistics sector can register their own events. Those who open their doors to interested parties can present themselves, reach potential skilled workers, and strengthen the image of the economic sector—free of charge.

Logistics institutes present their research projects, educational institutions showcase their offerings, and companies from industry, trade, and logistics services open their doors to give the general public an insight into their processes and the diversity of career opportunities. This is the concept behind the Europe-wide Supply Chain Day, which will take place again on April 16, 2026. Companies, organizations, and institutes from the logistics sector can use practice-oriented events to show how versatile and efficient the industry is.

Registration for the 19th Supply Chain Day is currently open: events can be registered on the website www.tag-der-logistik.de. Physical, digital, and hybrid formats are possible at various locations. Everything is possible, from company tours to webinars, specialist presentations, live streams, and panel discussions. Interactive offerings are also welcome. Organizers can design their own offerings with individual concepts and ideas.

Working together for the future of logistics

As a non-profit event, Supply Chain Day is free of charge for organizers and visitors. Organizers are welcome to promote their events as part of their public relations work, on their websites, and on social media. In addition, companies can benefit from exclusive marketing services with a premium partnership.

By participating in the campaign day, companies, organizations, and institutes not only draw attention to themselves, but also increase the visibility of the logistics sector. At the same time, they can showcase training and career opportunities to career beginners and changers. Those who participate are actively shaping the future of logistics.

AYKA ParX and Zeppelin Baumaschinen lay foundation stone in Cologne

AYKA ParX and Zeppelin Baumaschinen celebrated the start of construction of the new logistics center in the Cologne-Bonn economic and logistics region with a symbolic laying of the foundation stone. AYKA ParX is developing a custom-made logistics center for the largest company in the Zeppelin Group, with 16,400 m² of usable space indoors and 4,000 m² outdoors. From the new location, Zeppelin Baumaschinen will plan and procure spare parts for Cat construction machinery and handle storage and distribution for all branches and service stations of all business divisions within Germany. A total of approximately 100 to 125 employees will be employed.

AYKA ParX, a developer of commercial and logistics parks and an investor in industrial and commercial real estate in need of restructuring, celebrated the laying of the foundation stone for a new logistics center in Cologne, North Rhine-Westphalia, together with Zeppelin Baumaschinen GmbH on October 10, 2025. Zeppelin Baumaschinen, based in Garching near Munich, is Europe’s leading sales and service organization in the construction machinery industry and has been the sales and service partner of Caterpillar Inc., the world’s largest manufacturer of construction machinery, in Germany since 1954. With 1,941 employees and sales of around €1.19 billion in 2024, Zeppelin Baumaschinen GmbH is the largest company in the Zeppelin Group, a provider of comprehensive solutions in the construction, agriculture, recycling, energy, and industrial sectors. 

In addition to representatives from AYKA ParX and Zeppelin Baumaschinen, representatives from the City of Cologne and Cologne Economic Department (KölnBusiness Wirtschaftsförderung), from the general contractor Köster Bau, and from other project participants were present.

AYKA ParX is building a logistics center for Zeppelin Baumaschinen with a total usable area of 16,400 m² indoors and 4,000 m² outdoors. Among other things, a high-bay warehouse and an automated small parts warehouse from AutoStore are being built inside the hall. In addition, a hazardous materials warehouse and a production facility for hydraulic hoses are being constructed. A rooftop photovoltaic system and the use of an air heat pump will ensure CO2-reduced operation. 

The property is being built on a 50,830 m² brownfield site. The company will use it for the planning and procurement of construction machinery spare parts for all of its branches and service stations of all business divisions within Germany. 

„The Cologne location is of crucial importance for the Zeppelin organization’s spare parts supply. It is close to Caterpillar’s central spare parts warehouse in Grimbergen, Belgium, which supplies the logistics center in Cologne with Caterpillar spare parts. In addition, it has good connections to several highways. We are delighted to have AYKA ParX as an experienced and competent partner at our side, who has found a convincing solution for our individual needs,“ comments Holger Schulz, CEO of Zeppelin Baumaschinen.

Dr. Manfred Janssen, Managing Director of KölnBusiness Wirtschaftsförderung, emphasizes: “Projects like this show how important it is to reactivate former commercial sites. In a densely populated metropolis like Cologne, the economy also needs sufficient space to grow. This is the only way to create the jobs of tomorrow.”

„This project is special to us in several ways. On the one hand, we are pursuing an approach that aims to add value for users, the surrounding area, and the community with our real estate solutions. In Cologne, we are developing custom-made, modern spaces for a well-known company that will strengthen the regional economy. In addition, we are aiming for sustainable building development that focuses on reducing CO2 emissions and contributing to climate and environmental protection. The building application process was completed in just nine months. The building authority, economic development agency, and other relevant departments of the City of Cologne provided excellent support. We would like to thank everyone involved in the project for their cooperation and partnership,“ says Patrick Schumacher-Kurowski, Managing Partner at AYKA ParX. 

Construction of the property began in the spring of this year, and AYKA ParX expects the building project and outdoor facilities to be completed in the summer of 2026. The user will be able to start interior work in September 2026, with commissioning planned for 2027.

Other parties involved in the project include Köster Bau as the general contractor, the architectural firm k-fünf, and KölnBusiness Wirtschaftsförderung.

Logix Award goes to Delta Development

The Levi Strauss & Co. European Distribution Center developed by Delta Development is the winner of the Logix Award 2025. The award ceremony took place on October 6 as part of Expo Real in Munich. A total of 27 projects were submitted to the jury for this year’s competition, a new record number of entries that underscores the high level of interest in the award. teamtosse was once again responsible for the organization and communication surrounding the event.

The „Initiative Logistikimmobilien (Logix)“ awarded the Logix Award 2025 to Delta Development for the Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia. The award was presented on the evening of October 6 during a ceremony at the Expo Real real estate trade fair. With this award, Logix honors real estate developments that particularly meet the needs of local authorities, users, and investors. It also takes into account how the projects integrate urban planning, ecological, and social aspects. From a total of 27 projects submitted to the expert jury in 2025, six finalists were nominated in a three-stage application process.

Cradle-to-Cradle and climate neutrality are decisive factors

The winning project is Germany’s first logistics real estate development to be built according to the Cradle-to-Cradle philosophy. Among other things, building materials and other materials recovered during demolition work were reused. By avoiding CO₂ emissions during construction and operation, Delta Development ensures a positive overall greenhouse gas balance over the entire life cycle of the property. The assessment was carried out using a life cycle analysis (LCA) and was recently confirmed by the international research and consulting institute EPEA. The LEED Platinum-certified property covers a building area of around 73,000 m² and was completed in October 2023.

A key factor in the property’s climate neutrality is the implementation and use of geothermal energy and photovoltaics (PV) to provide energy, heating, and cooling from fossil-free sources. This includes a 3.45 MWp PV system with a 1 MW battery storage facility, which is also uncharted territory in the logistics real estate industry. In addition, there are WELL Platinum-designed workplaces that take social sustainability into account, as well as an architecturally attractive design of the building’s exterior.

The winning project impressively demonstrates the measures that are already possible today to not only reduce CO2 emissions, but to bring them down to zero. In conjunction with the cradle-to-cradle principle, the Levi Strauss & Co. European Distribution Center is far ahead of its time and can therefore be described as a beacon for logistics real estate,“ says Prof. Dr. Christian Kille, jury chairman of the Logix Award and professor of retail logistics at the Technical University of Würzburg-Schweinfurt (THWS).

The award for the winning project for its outstanding measures in the sustainable use of resources and CO2-neutral building development shows that the logistics real estate world is well on its way in terms of climate protection and has internalized the increasing demands of business, politics, and society. Andreas Fleischer founds Eqvance Real Estate

Andreas Fleischer, a prominent manager in the logistics and commercial real estate segment, most recently managing partner of DFI Real Estate Management GmbH & Co. KG, is founding EQVANCE Real Estate GmbH on October 1, 2025. EQVANCE is based in Düsseldorf and specializes in the sustainable development of logistics, industrial, and commercial space, combining efficient space concepts with technically sophisticated equipment and a focus on compliance with high ecological standards. A particular emphasis is placed on flexible, modular usage concepts that enable urban integration into urban and peri-urban areas. This results in properties that will stand the test of time, not only today but also in the future.

With more than 20 years of experience in the industry, Andreas Fleischer brings comprehensive expertise to the new company. Together with an interdisciplinary team, he aims to develop properties that balance efficiency, sustainability, and profitability – thus offering advantages to investors, users, municipalities, and residents alike. Most recently, he headed DFI Real Estate, which he co-founded in 2019 and whose operational business he managed as managing partner. Fleischer has also made a name for himself and set new trends as co-founder and board member of the Logistics Real Estate Initiative (Logix).

“For a long time, logistics properties were purely functional buildings. Today, spaces and locations need to be digitally connected, climate-neutral, and future-proof so that they will still be viable in 20 years‘ time. This is exactly where EQVANCE comes in, with the aim of effectively combining economic efficiency and sustainability,” says Andreas Fleischer, Managing Partner at EQVANCE Real Estate, commenting on the direction of his new company. EQVANCE also wants to create flexible and energy-efficient buildings that set ecological standards and take future requirements into account. “This approach meets the needs of all stakeholders in development projects, from users and investors to local authorities and residents,” says Andreas Fleischer.

EQVANCE Real Estate is currently in the process of building up its personnel and structure. This includes discussions with potential investment partners and the examination of initial project opportunities.

NEO Logistics Impact Report Cover 2024/25

NEO Logistics Impact Report 2025/2026: Kick-off for the second market report

With the NEO Logistics Impact Report, the BAUAKADEMIE Group publishes an annual market report that ensures transparency in cost and energy figures in the logistics real estate segment. The starting signal has now been given for the second market report since 2024. Companies are called upon to contribute their own data to the report and make it available for anonymous evaluation. They will receive an individual benchmark report for each property they contribute.

The market report “NEO Logistics Impact,” published by BAUAKADEMIE, an affiliated institute of the Berlin University of Applied Sciences, is entering its second round. NEO is the official successor to the OSCAR study, which was published in cooperation with JLL until 2018. The innovative report focuses on the current cost and energy indicators for logistics properties in Germany. To this end, companies in the industry are asked to provide figures and data on operating and maintenance costs in order to define, collect, and evaluate the “impacts” resulting from the use of logistics warehouses.

Operating costs have long been more than a minor issue

The anonymized data is used to compile a market report that provides users, owners, and their service providers with a neutral assessment and answers. These relate to key questions concerning the operating costs of their logistics properties and ways of reducing greenhouse gas emissions. In addition to providing an overview of operating costs, the report delivers a valid and comprehensive database on the energy consumption and greenhouse gas emissions of logistics buildings.

„Operating costs have long since become more than a minor issue for investors, owners, and users alike. Rising energy prices and labor costs, higher maintenance costs, and stricter regulatory requirements have led to a significant increase in operating costs for logistics properties in recent years. With the NEO Impact Report, we have created a tool that provides transparency and, through market comparison, enables every player to see exactly where their own logistics property stands in comparison. On this basis, levers can be identified that can be used to reduce costs efficiently,“ says Andreas Kühne, spokesman for the management of the BAUAKADEMIE Group.

Initial evaluation yielded numerous insights for users

With the NEO Logistics Impact Report 2024/2025, the Bauakademie published its first comprehensive evaluation of cost and energy indicators for the logistics real estate asset class in Germany. The analysis was based on data from 2023 provided by 21 companies, covering a total of 155 logistics warehouses with a gross floor area of 5.5 million square meters. With the help of a newly developed operating cost calculator, index-based projections of operating costs for 2024 and forecasts for 2025 were also created.

„The first NEO has produced relevant results for all stakeholders involved in logistics real estate. On the one hand, it has shown that operating costs are increasingly being shifted to tenants, while certain costs, such as insurance, have risen significantly. There is enormous catching up to do, particularly in the energy sector and thus in efforts to achieve greater decarbonization. We are very excited to see whether the second market report validates these findings and what further insights it will reveal,“ explains Kühne, emphasizing: ”The more companies participate and provide information, the larger the database will be, and all market players will benefit from its analysis.“

Expert advisory board as strategic advisor

Technical expertise in establishing the benchmark and interpreting the results is ensured by proven experts in the form of an advisory board, representing all stages of the value chain from planning, construction, financing, leasing, and utilization to operation.
The advisory board currently consists of representatives from Fabrikon, FIEGE, SICORE Real Assets, SPIE, Tattersall Lorenz, and WISAG, and is being expanded in a targeted manner.

To improve the image of logistics real estate and contribute to an objective discussion about logistics developments, the Logix Initiative relies not only on awarding the Logix Award for the best logistics real estate development of the past two years but also on publications, research, and dialogue with municipal stakeholders. Among other activities, Logix organizes live talk formats and participates in municipal forums.

Deepen the dialogue with municipalities

With the newly created municipal magazine dialogix, the initiative is taking a new approach by intensifying the dialogue especially with cities and municipalities.

teamtosse was responsible for conceptualizing the magazine and handles the planning, coordination, and a large part of the editorial work for each issue.

Three issues are published annually, each comprising 24 to 28 pages. The layout is high-quality and spacious, the texts informative yet concise and easy to read. With a strong visual focus, dialogix is designed to invite flicking through it. A total of 800 issues are distributed to municipal addresses across the country – directly reaching Logix’s relevant target audience: district administrators, mayors, city and municipal councils, administrations and building authorities, as well as economic development agencies receive the magazine.

Wide range of topic

Despite its focus on the world of logistics real estate, dialogix covers a wide range of topics. Each issue features a central theme addressing current industry topics, along with a news section, in-depth expert articles, short reports on exciting real estate projects, and interviews.

Previous magazine focuses have included ESG, brownfield developments, and the latest Logix study on municipal heat planning. Readers also receive an overview of current events, such as upcoming municipal forums.

A project of great regional significanc

Since the end of 2024, our client CTP — Europe’s largest publicly traded owner, developer, and manager of logistics and industrial real estate — has been developing the multi-user park CTPark Düsseldorf in Düsseldorf-Rath, North Rhine-Westphalia. The 830,000-square-meter site was previously occupied by a factory of the pipe manufacturer Vallourec. With the new park, CTP aims to attract a broad target audience from industry and manufacturing, light industrial sectors, as well as research and development, complemented by office spaces and boarding house concepts. Furthermore, upon project completion, the area is planned to be accessible to local residents.

As is often the case with logistics developments, the project touches on key urban development issues such as land use, densification, and traffic, drawing significant public interest locally. For this reason, we proactively engaged with the regional press — in this instance, the Rheinische Post. The goal was to provide insights, create transparency, and enable a fact-based public discourse. This was based on thorough content preparation and direct personal contact with the responsible editor.

Adding value for the editorial team

The exchange led to the opportunity for an on-site meeting — a possibility that has become increasingly rare for editorial teams to explore a topic in depth. We accompanied Timo Hielscher, Managing Director M&A at CTP Germany, during a press meeting with the Rheinische Post, which took place during a tour of the site. This allowed the journalists to ask (sometimes critical) questions directly on-site, gain firsthand insights, and learn about CTP’s plans through direct dialogue — a genuine added value for the editorial team. The resulting article presents the current status of the project and also covers the developer’s perspective, including future use and the handling of listed historic buildings.

Lasting topic management

Once the relationship is established, it pays to stay engaged through various measures: this includes providing early updates on project progress and offering additional press and, if appropriate, background interviews. This way, strong connections with editorial teams can be built, keeping the topic visible and relevant.

Once a year, sponsors and partners of the initiative come together for networking and personal exchange at the two-day Logix Club event. In 2025, this event took place in Dresden.

Varied and engaging event program

For the planning, we worked closely with a local partner to develop a diverse and engaging program together. Thanks to their local expertise and strong connections in Dresden, we were able to offer the participants several highlights: The day began with a walk through the Pillnitz Castle Park. Those who preferred could cycle along the Elbe meadows, and as an alternative (in case of rain), a bus transfer was also arranged. Upon arrival, Countess Cosel delighted the participants with anecdotes from the court of Augustus the Strong — an encounter that left a particularly memorable impression on everyone. Afterwards, a steamboat cruise on the Elbe provided the perfect opportunity to try the Saxon specialty “Eierschecke” before the day concluded with a shared dinner at the Kurländer Palais.

Networking at the live cooking buffet

Delighting in food from the live cooking buffet, participants once again found numerous opportunities for networking and personal conversations. On the second day, the program included a guided tour through Dresden’s historic old town, with stops at the Frauenkirche, the Semperoper, and other notable sights. The event concluded with a tour of VW’s Gläserne Manufaktur, offering insights into the architecture and history of the site.

The success of Logix Club lies in its character, developed over the years, meticulous planning and execution, and strict adherence to budget guidelines.

For us, the greatest reward came afterward: many positive responses, both in person and via social media. Until next time in 2026!
